Formulas and assumptions
- Gross yield = potential annual rent ÷ purchase price.
- Cash receipts = potential rent × (1 − vacancy/noncollection) + other receipts.
- Net operating income = cash receipts − annual operating costs.
- Annual cash flow = operating income − interest − principal − annual capital spending.
- Upfront cash invested = purchase price − loan proceeds + buyer-paid acquisition costs + initial capital spending.
- Cash-on-cash return = annual cash flow ÷ positive upfront cash invested.
Tax, appreciation, refinancing and sale proceeds are excluded. Actual collected rent must not be reduced for vacancy again. Negative cash flow remains visible. No local market data or rent estimate is supplied. Cash figures must cover the same annual period.
