Property Decision Data
How far apart are
the estimates?
Compare two to five values for the same property, currency, ownership interest and valuation date. This tool describes the numbers you enter; it does not value the property or choose the right estimate.
Educational, not financial advice. Values are calculated locally. No estimate is fetched or verified.

How is the comparison calculated?
The median is the middle value after sorting; for an even count it is the average of the two middle values. Spread is (highest − lowest) ÷ median × 100. Each estimate is flagged only when its absolute difference from the median is more than 10%. Display rounding does not change the underlying flag.
The 10% threshold is this tool’s transparent screening convention, not a valuation standard, confidence interval or demonstrated error rate. Two estimates can have a spread above 10% while neither is more than 10% from their median. Three estimates copied from the same database are not three independent checks.
A narrow spread can still describe the wrong property or repeat an old observation. A wide spread can reflect different dates, condition assumptions or purposes. Record the evidence before deciding whether an estimate should be excluded. See what AI home-value estimates miss and AVM versus appraisal.
