Which Dubai property source answers your question?

·

Start with the question, then choose the evidence. A sales-price index, a rental benchmark and a property valuation are different outputs. An AI summary should keep those distinctions visible.

Three source purposes: sales index, rental benchmark and property valuation
An original source-selection diagram. Read the linked official sources for their methods and limits.

What does a sales-price index describe?

It describes a defined series over time; it does not supply a verified selling price for an individual apartment.

Dubai Land Department's Residential Sales Price Index page separates all properties, villas and apartments, and offers monthly, quarterly and yearly views. The page currently displays historical reference periods, including Q3 2022. Its website-update date must not be mistaken for the observation period.

The linked 2020 methodology explains why the mix of properties sold matters: a different mix can change an average even when individual properties have not changed by the same amount. It describes a hedonic approach that accounts for recorded characteristics. That is a description of this published methodology, not a claim that every current DLD index uses an unchanged model.

My practical rule: keep the series name, segment, period, units and method beside any summary. If the inputs describe a market segment, label the output at that level.

Can I use that index to price a property?

The published sales-index notice explicitly restricts that use.

The same DLD page says the DRHPI should not be used for commercial purposes, including pricing, investment decisions or performance measurement. It also disclaims forecast accuracy. This explainer links to that notice; it does not reproduce the index series or use it to calculate a price, return or recommendation.

A public chart and a downloadable document are not, by themselves, permission to repackage the underlying data. Verify the applicable terms before building a commercial feature or redistributing rows.

What does the Smart Rental Index describe?

It addresses rental values using building classification; it is a separate source from the sales-price index.

DLD's Smart Rental Index FAQ describes technical and service characteristics, location and registered rental contracts among the inputs. It directs users to the Rental Index service or Dubai REST. The FAQ also specifies coverage limits, including an exclusion for DIFC. Record that scope rather than silently extending a result to every property in Dubai.

A rental benchmark alone does not contain a property's acquisition price, operating costs, financing or realized occupancy. My inference is therefore narrow: it cannot, on its own, establish that property's investment return. This is a distinction between inputs, not a determination of anyone's permitted rent increase.

What if the question is about one specific property?

Use a source whose purpose and evidence match that property-specific question.

DLD separately lists a Property Valuation service, including residential units and villas. Its service page describes an application, supporting documents and review before a valuation certificate is issued. An AI answer that links to the page is not such a certificate. This guide does not apply for the service, quote its fees or assess an individual property.

What should I record before asking AI to summarize?

Use a short evidence card. These are my suggested fields, not an official DLD form:

Question: What exactly am I trying to establish?

Source and purpose: Which official document or service addresses it?

Observation period: When were the reported events or values measured?

Coverage: Which geography, property type and population are included or excluded?

Meaning and units: Is this an index, a currency amount, an asking price or another measure?

Method and limits: What does the source explain, omit or restrict?

Access date and next check: When did I read it, and what remains unresolved?

If a field is unknown, preserve that gap in the summary. A fluent answer cannot repair a missing period or convert a segment-level index into an inspected property.

What is the next useful decision?

Decide which claim the available evidence can support before adding a model or a dashboard.

Source review: 17 October 2026. This is an educational source-selection guide, not a current Dubai market report, a rent-dispute decision, a property valuation or an investment recommendation. AI assisted the drafting and source comparison. No personal transaction, company outcome or independent review is claimed.
