Same rent, different service-charge bill

A fictional Dubai property comparison separates advertised rent from cash remaining after one recurring cost.

English film with synthetic narration and English captions. Rami, the apartments, lobbies and all example amounts are fictional. Original animation, not footage of a real property or a market-rate lookup.

Keep the rent assumption equal

Rami and both apartments are fictional. Each has an assumed annual rent of AED 80,000. Their assumed annual service charges are AED 12,000 and AED 20,000. These are teaching numbers, not prices or charges retrieved for a real building.

Subtract one bill, not every cost

80,000 − 12,000 = 68,000. 80,000 − 20,000 = 60,000. The difference is AED 8,000. Both amounts are before vacancy, repairs, financing and all other costs. Neither is net profit, cash flow after all expenses, or a yield.

Verify the right property and period

DLD describes owner-paid charges for shared property services, approval by RERA, and calculating a unit’s share using its title-deed area and approved rate. Use the official Mollak index for the applicable project and period; do not substitute another building’s figure. [DLD] [MOLLAK] [INDEX]

Our like-for-like comparison sheet

Record the rent assumption, the verified building charges, and the remaining recurring costs in separate rows for each option. Mark missing evidence rather than filling it with a guess. A lobby may be valuable to an owner or tenant; its cost still belongs in the comparison. This example teaches a method and gives no investment recommendation.
